How to read this table

Avg Drop %

Average percentage reduction across all listings with an active price cut in this neighborhood. Higher means sellers are cutting more aggressively.

Total Cut

Sum of all price reductions in the neighborhood. A large number here means significant aggregate value has been removed from the ask side.

Avg DOM

Average days on market for active listings. High DOM combined with price cuts signals a buyer's market -- sellers have been waiting and are now capitulating.

$/sqft

Average current asking price per square foot. Useful for comparing value across neighborhoods with different unit sizes. Lower $/sqft can mean better value.

Data methodology

  1. Daily monitoring -- Every day, our pipeline scans all active listings in Broward County priced $500K and above. We capture current prices, property details, and listing metadata.
  2. Price history tracking -- We store daily price snapshots for every listing, building a complete price history over time. This lets us detect drops the moment they happen, not days later.
  3. Data quality validation -- Every update runs through an automated quality pipeline that catches data entry errors, removes stale listings, and flags anomalies. We filter out drops under 2% and cap at 65% to ensure what you see reflects real market movement.

All data is sourced from public MLS listings. Prices shown are listed prices, not sold prices. Verified buyers should confirm pricing with listing agents before making offers.
